Deeping Gate Parish Council Update

Peterborough Local Plan – Important Consultation

Peterborough City Council’s Regulation 19 consultation on the Proposed Submission Local Plan 2024–2043 closes at 11:59pm on Thursday 12 November 2026. This is particularly important for Deeping Gate because of the scale of development proposed around our village.

The earlier Draft Local Plan identified land east of the A15 and west of Lincoln Road for approximately 1,055 homes. A related 2026 scoping proposal covers up to 1,100 dwellings, together with a primary school, local centre, retirement accommodation and other infrastructure (26/00002/SCOP).

There is also a separate proposal for up to 150 homes east of Lincoln Road, closer to the existing village (26/00001/SCOP). The 1,055 and 1,100 figures refer substantially to the same western development and should not be added together.

Why Regulation 19 matters

This consultation concerns whether the proposed Plan is legally compliant and sound. The four soundness tests are whether it is positively prepared, justified, effective and consistent with national policy. The Plan and representations will be considered at examination by an independent Planning Inspector.

If you responded to an earlier Local Plan consultation, please make a new Regulation 19 representation if you want your views on the Proposed Submission Plan considered at examination.

Deeping Gate Parish Council is preparing its own representation and examining site selection and alternatives, biodiversity, flood risk, transport, infrastructure, sustainability and cross-boundary impacts. Published evidence identifies Priority Habitat in the wider area and recognises Deeping Gate Meadow and the River Welland as County Wildlife Sites.
